All ​applicants must undergo a full background check including credit history, rental history, and criminal background check. To meet income requirements, your gross income must be 2-2.5 times the base rent. You will be asked to verify your income by uploading recent pay stubs, an offer letter, or 3 months of recent bank statements. Our apartments are in high demand, so we recommend starting your application as soon as possible!

Yes, ​you can schedule a virtual tour or an in-person tour with one of our friendly team members!

Rent ​is due on the 1st of each month, with a grace period through the 4th before late fees may apply.

Our ​community offers a variety of studio apartments and studio lofts. 

While ​our apartments do not include in-unit washers and dryers, residents have access to two convenient onsite laundry rooms within our community.

Residents have access to a convenient mailroom located in the main lobby for mail and package deliveries.

Our ​apartments do not include built-in air conditioning; however, portable A/C units are permitted.

Residents ​are asked to separate trash and recycling and dispose of both in the designated garbage room within the community.

Koz ​on 4th is located in the southern part of Downtown Portland, close to the Portland State University campus and South Waterfront area.

Our ​neighborhood has an energetic mix of coffee shops, food carts, parks, and local businesses, with easy access to places like South Park Blocks and Tom McCall Waterfront Park for outdoor space and community events. Residents love the convenience of being able to walk, bike, or take transit almost anywhere in the city, while still being close to nature and hiking.

Marquam ​Nature Park is practically in your backyard and offers peaceful forest hiking just minutes from your apartment. A little farther northwest, Lower Macleay Park connects into Portland’s famous Wildwood Trail and Forest Park system, where you can hike to Pittock Mansion and miles of forested paths. Hoyt Arboretum and Washington Park are also nearby, offering  easy access to some of the city’s best outdoor spaces. 

Portland ​State University is just about 0.3 miles away, roughly a 5-minute walk from Koz on 4th. Pacific Northwest College of Art and Oregon Health & Science University are also nearby and can typically be reached within about a 6-minute drive.

US-26 westbound access is nearby as well, which is ideal for commuters heading toward Beaverton, Hillsboro, Nike, Intel, or even weekend trips out to the Oregon Coast.

Yes, our​ pet policy includes certain breed and weight restrictions. Pets over 40 lbs may be subject to approval limitations, and aggressive breeds are not permitted. Please contact our team for a complete list of restricted breeds and full pet policy details.

There ​is a $300 non-refundable pet deposit and a monthly pet rent of $30 per pet.

The ​Portland State University Dog Park is one of the closest options, while the Off-Leash Dog Park at Council Crest and Wallace Dog Park in Northwest Portland are just a few minutes away!
